Stands valued at R50 million have been sold with one of the stands recently reaching a record resale value of over R1 million. The construction value of homes, in either one of the two approved Country or Colonial styles, also average in excess of R1 million.
Kanonberg Lifestyle Estate is Cape Town's first fully integrated lifestyle residential estate and modelled on Atterbury's successful Woodlands Lifestyle Estate in Pretoria. Atterbury has made an investment of close to R65 million in the Estate and the value of sales have reached the R50 million mark in just 18 months. From the 150 stands, 73% are already sold with prices ranging from R300 000 to R950 000. The sizes of the stands range from 730 to 3000 square metres with open spaces and walking trails to hearts content. 40% of the Farm will be donated to the adjacent Tygerberg Nature Reserve with its spectacular views over the mountains of the Boland.
Atterbury's trademark of a residential living experience called 'Lifestyle Estate(tm)' is in response to the expectations from more and more clients for a lifestyle with leisure. The leisure trends of these estates focus on the need to 'be healthy & fit', 'live close to nature', 'live securely' and 'have fast and easy access to Internet & Mail services'.
Kanonberg is a high-level security estate. A single access at the Kanonberg Gatehouse, an electrified perimeter which is monitored per zone, and a security firm guarding and patrolling the neighbourhood 24 hours a day, were all provided as part of the Kanonberg Security Master Plan. Another added advantage is the underground diginetwork of optical fibre and copper, which provides each owner with easy and unrestricted access to Internet and Mail 24/7.
Probably the most useful addition to the Estate is the Kanonberg Lifestyle Centre. It is a R6 million added attraction which includes a gymnasium designed according to sports scientific principles, a heated training pool, squash court and aerobics studio. The benefit of walking no more than 5 minutes to one's own exclusive gymnasium was one of the main attractions to the current standowners.
Kanonberg Lifestyle Estate originally consisted of 31 hectares situated at the foothills of Cape Town's Tygerberg, with Welgedacht Estate in the south, Tygerberg Nature Reserve in the west and Oude Westhof in the east. Historically, the farm was one of the original signal posts in the surrounding mountains, and shots were fired in the 18th century when inhabitants spotted enemy ships entering Table Bay Harbour. A similar historic cannon has been restored and can now be seen driving up the cobbled 'Kanonberg Boulevard' once entering the Estate.
Atterbury sees itself as the leaders in the 'leisure led' future when it comes to providing innovative residential estate developments with Kanonberg and Woodlands Lifestyle Estates(tm) as proof. Henk Boogertman of BK Architects, Gert Gertzen (Interior Design), Professor Tim Noakes (Sport Scientist) of the SA Sports Science Institute, and Carina Coetzer (Crime Prevention Through Design expert) are some of the award-winning individuals that applied their knowledge during the design.
