A run down on new industrial property developments in Cape Town

One thing that time has proven is that industrial property offers a good return on investment over time and remains an essential need for many sectors.

New, modern industrial property developments also offer many advantages for business.In addition, the industrial property sector is likely to be a benefactor of Covid-19, with many businesses switching their space usage into more cost-effective industrialised space.

Industrial property specialist, Tony Bales of Epping Property, provides a list of the advantages that new industrial property developments offer:

“In addition to the many benefits that new industrial properties offer, industrial property in general is likely to be a benefactor of the upheavals presented by Covid-19 in that many businesses will be switching/ increasing

their online presence and e-commerce sales, giving rise to an increased demand for large industrial space such as warehousing and distribution centres – meaning more and more industrial space will be required.”

According to Epping Property, the majority of demand from businesses is for new industrial developments and as a result, many extensive new facilities are being developed currently in Cape Town.  Epping Property gives a run down on some of these new developments:

Moorsom Ave, Epping Industrial

Construction is set to commence shortly on this 13,584m² new warehouse building which will include many of the new trends in modern warehouses. “Especially relevant, it’ll be high (12m+), with fewer columns, solar and energy efficient LED’s, hyper flat and hyper hard floors, sprinkler systems in case of fire, fibre optic connectivity, and green building efficiencies.”

Newlyn Park, Epping Industrial

This 12,375m² logistics facility in Bofors Circle, Epping, is set to be completed in August 2020.  Epping Property explains that Epping Industria is the most central industrial area in Cape Town. “The N7 runs directly through Epping, making for easy access to the N2 as well as the N1.  It is ideally positioned close to Cape Town International Airport, within easy reach of the airport cargo terminals via back routes.”

King Air Industria, Airport Industria

This exciting development sees 71 hectares being developed into a modern, secure industrial park featuring logistics, a distribution centre, warehousing, showrooms and offices all situated next to Cape Town International Airport.

According to Epping Property, the main portion of the site is available for development to tenant’s requirements, with fibre optic infrastructure, centralised fire pumps and tanks (ASIB compliant) to be installed inside the security park, and internal gatehouses with 24-hour guarded access control.

Solar City, Airport Industria

Two prime 7,415m² & 39,013m² sites to be developed according to tenant’s requirements with prime N2 visibility in the logistics hub.

“Work has already started on the new logistics facility for DSV Logistics, who will take the remainder of this site. Furthermore, this development will include a large installation of solar power,” explains Bales.



Equites Park, Parow Industria

This to-be-built brand new 21,400m² single tenant distribution centre, or 16,500m² cross-dock distribution centre in Parow will be custom designed to the tenants needs, with construction commencing once a suitable lease has been signed.  “This development offers excellent access to the M10, M12 and Voortrekker Road, which feed to the N1, N2 and R300 highways, as well as enjoying a close proximity to rail infrastructure and stations.”

Brackengate 2

“Brackengate 2 is located in one of the most central light industrial hubs in the Western Cape, and is being developed in an established node on the R300 freeway, a free-flowing arterial route linking the site to both the N1 and N2 highways. Atlantic Hills

Atlantic Hills is situated on the Potsdam interchange with direct access onto the M12 and M13 and immediate access onto the N7.

“This location provides easy access to Cape Town Harbour, Montague Gardens, Killarney Gardens, Atlantis, Durbanville, Parklands, and Plattekloof.  Atlantic Hills Business Park is a secure 44-hectare industrial estate with 24-hour security, security fencing, and manned gatehouses. Stands range from 5,000m² to 100,000m² with sufficient power to meet low and high use purchasers or tenants. The development is also integrated into the City of Cape Town’s Integrated Transport System. Public transport access from Milnerton, Parklands, Plattefloof and Durbanville,” says Bales.

“Development commenced a while back and many buildings have already been completed, with undeveloped and completed sites available to purchase.”
