New, modern industrial property developments also offer many advantages for business. In addition, the industrial property sector is likely to be a benefactor of Covid-19, with many businesses switching their space usage into more cost-effective industrialised space.
Industrial property specialist, Tony Bales of Epping Property, provides a list of the advantages that new industrial property developments offer:
- New industrial buildings are typically much higher, therefore offer a lower R/m³ (Rand per cubic metre).
- Businesses can specify what their specific requirements are.
- Better operational efficiencies.
- Fewer columns, therefore greater operational flexibility.
- Higher specification floors.
- Adhere to the latest fire regulations.
- Lower insurance costs.
- Modern security systems.
- More natural light.
- Reduced energy costs of various utilities.
- Use of latest environmentally sensitive materials.
- Appealing and more productive environment for staff.
“In addition to the many benefits that new industrial properties offer, industrial property in general is likely to be a benefactor of the upheavals presented by Covid-19 in that many businesses will be switching/ increasing
their online presence and e-commerce sales, giving rise to an increased demand for large industrial space such as warehousing and distribution centres – meaning more and more industrial space will be required.”
According to Epping Property, the majority of demand from businesses is for new industrial developments and as a result, many extensive new facilities are being developed currently in Cape Town. Epping Property gives a run down on some of these new developments:
New Industrial Property Developments
“A range of new industrial property developments are currently planned, or under construction, in Cape Town. Specifically warehouses, logistics facilities, high-tech factories, distribution centres and more,” says Bales.
