PROVIDENCE Place, an advanced mixed-use property development on seven hectares bordering Bosmansdam Road, Milnerton will take shape shortly, with property loan stock company Spearhead as a key partner in the venture.
PROVIDENCE Place, an advanced mixed-use property development on seven hectares bordering Bosmansdam Road, Milnerton will take shape shortly, with property loan stock company Spearhead as a key partner in the venture. Other members of the development consortium are The Cypress Group, whose Projects division will undertake the development co-ordination, and the De La Porte Property Group, (DLP) which will lead the marketing of the various developed elements and land. The consortium has announced that a R7 million services contract is about to be awarded, for completion early next year. Providence Place, bordered by Bosmansdam and Ratanga roads, is in a strategic position to neighbouring Century City and will be developed as a secure mixed retail, business and residential project. The developers say it is planned to reflect the same principles on a micro scale as those employed at Century City. "It is innovative, secure and attractive, with a high level of technological installation," said Jonty de la Porte. Anthony Wolpert, Spearhead's development manager, said plans for the site included a retail centre and versatile office and hi-tech service components with a combined development budget around R100 million. There would also be a separately funded and developed residential strip. Spearhead also intends to develop its first mini storage facility on the site. Both Spearhead and DLP have valuable experience in the development and marketing of similar projects in this sector of the Western Cape. Spearhead's 20 000m2 Spearhead Business Park, now halfway through its second phase near Montague Drive, has been a signal success, as has the marketing by De La Porte of Centurion Business Park on Bosmansdam Road and Woodbridge Business Park. Both described Providence Place as being in the best possible position for a project of its kind because of the fast, easy access to the freeway network, the CBD, the airport and the harbour. The consortium called for a groundbreaking design concept from architects Bam Zollner to match both the number of functions to be served by the development and the highly evolved IT system that will be in operation at Providence Place. "The designs also respond to the views of Table Mountain and provide maximum exposure for traders on the bordering busy arterial roads. This is no ordinary mixed use development, its roots are in the cutting-edge technology of our time," said De La Porte. The venture also affords smaller traders and professionals an opportunity to participate in the vigorous development in the area at affordable prices. Features of the development include a high parking ratio of five bays per 100m2 of developed space and strong emphasis on high security with electrified perimeter fencing, alarms, manned access control and patrolling guards.
