Mall@Carnival undertakes R180m expansion and introduces new retail brands

Major Regional Centre, Mall@Carnival, undertakes R180m expansion to add 15,172 m2, growing the mall from a 72,300 m2 to 87,472 m2 by September 2015.

Originally developed in 2005 as a 30,000 m2 GLA centre, Mall@Carnival phase 2 added 42,300 m2 in 2011 bringing new retailers to a growing catchment area which includes Brakpan, Benoni, Boksburg, Nigel, Heidelberg, Springs and surrounding Townships.

Phase 3&4 of the expansion will see the introduction of new quality tenants such as Builders Express, Westpack Lifestyle, Baby City, Toy Zone, JAM Clothing and Medicross, as well as the expansion of existing major retailers such as Truworths, Mr Price, and Woolworths.

Director of Leasing at Acsion, Dimitri Thomas, says: “Our aim is to strengthen the one-stop Regional and Value shopping destination that is the Mall@Carnival, which already includes 8 anchor tenants and a comprehensive national retail mix, and sees approximately 800,000 feet per month.

We are focusing on bringing in value retailers as well as services to complement the existing regional retail offering, and cater for all segments of the market. This will be a first in Regional Shopping Centres, and will create a large Regional and Value centre node on one property, thus offering a one-stop shopping mecca to the market.”

New escalators and a double set of lifts will be installed in the new phases to alleviate congestion at the existing lifts. Wider mall walkways, and open atriums create visual connection from lower level to upper level and a large feature skylight is being installed above new wing.

Construction started in August 2014 and incorporated green elements such as the installation of a BMS to monitor and control HVAC usage to ensure efficient use of electricity.  All light fittings are also going to be replaced with low energy LED fittings which will reduce energy consumption and replacement intervals, costs, etc.

The expansion created a significant number of jobs during construction and more when it opens.

Mall@Carnival is ideally situated just off the N17 highway and accessible from Airport Road and Heidelberg Road and caters to a wide catchment market of over 320,000 people in its primary catchment and up to 570,000 people in its primary and secondary catchment, with 91% of the shoppers arriving by car. Future plans for the shopping centre include entertainment and restaurant expansions which will take the shopping centre up to 110,000sqm.
