382 Jan Smuts Avenue recently received an exciting renovation and facelift and is set to soon undergo a green retrofit – allowing for occupancy cost reduction for the tenants of this well-known office building. An older building, 382 Jan Smuts underwent a functional renovation that involved a facelift of the façade, new bathrooms throughout the three storey office block as well as a complete repaint for the entire building.
Sean Paul, Managing Director of Spire Property Management, who handled all of the renovations in conjunction with a specially appointed professional team, explains that in addition to cosmetic renovations Spire also managed the subdivision of some of the office space to create smaller offices.
“We have seen a growing demand for smaller office space and so have responded by subdividing the larger areas into reduced premises, which average 400m2 and offer competitive rentals of R98 per square metre. Perfect for smaller businesses who want to be situated in this centrally located area that is becoming increasingly popular. New tenants at 382 Jan Smuts will also be offered as much as R375 per square meter for their tenant installations on a five year lease.
Paul explains that amongst the green measures soon to be implemented in the building is a lighting retrofit in the common areas as well as in the tenants’ spaces – all of which will be changed to LED lighting. “382 Jan Smuts is also currently undergoing a feasibility study for the roll out of a solar PV system on the roof of the building.”
“The changes made to 382 Jan Smuts Avenue have vastly improved the look and feel of this well-located building and the tenants have given us a huge amount of positive feedback on the renovations.
