Image-Line Promo Products, now known as ILPP, are a case in point. JHI Real Estate has just concluded a five year lease for the signage, graphics, screen-printing and promotional company at 190 Stamford Hill Road. This 5000 square metre property is now fully let.
 
Imageline have completely modernised and rennovated the interior of their space across 1100 square metres, while the exterior of the building has been upgraded with new signage.
 
"Demand has picked up considerably for space in the area and the quality of tenant has improved," comments Alan Dryburgh, broker manager of JHI. "The flavour of the node is changing with the introduction of trendy clothing outlets including both surf and designer labels such as Amanda Laird Cherry's new store. The imminent opening of Mr Price Home in the nearby vacinity is also going to improve the general tone of the area," he says.
 
He adds that it may well be that the exciting new mix of shopping and restaurant facilities in Windermere Road is drifting down into the Stamford Hill Road node. "This is very positive for the Morningside area as it will have a positive impact on property values in the lower portion of the surburb."
