Other than the Tygervalley Shopping Centre upgrade, the largest of these developments is the recent completion of the Santam headquarters expansion, which will house additional Santam employees as well as those from sister company Glacier.
The building – designed by Bam Architects – is a beautiful glass and concrete structure and is located on the site directly bordering the existing Santam offices near the Bellville Velodrome.
Another major development currently under construction is the new regional offices of engineering firm Worley Parsons, which recently acquired local firm TWP Holdings. Also designed by Bam Architects, the 10 800 square metre property is being built on a site at the entrance to the Tygerfalls precinct, which is a mixed-use area within Tygervalley consisting of a man-made lake in a previously disused quarry.
The precinct houses many apartments and offices with a scattering of retail space – mostly in the form of restaurants – that have become a popular social spot. Worley Parsons’ new premises will be housed on one of the last remaining pockets of land in the area and will have excellent exposure to Carl Cronje Drive, which is a major arterial route within the area.
Tygervalley’s mid to long term future is looking just as bright. A new office development is in the planning for the site directly to the east of Starlite Diner. But the development that looks set to completely transform the area is the Bellville Velodrome redevelopment. Currently in the late planning stages, the project will involve the upgrade and expansion of the Bellville Velodrome itself, as well as a 1km long mall that will seamlessly link with Tygervalley Shopping Centre via a pedestrian bridge crossing Bill Bezuidenhout Avenue.
Office space, apartments, a hotel and function venue will complete the offering, as well as a high-performance sports centre. The surrounding road network will be significantly upgraded as part of the development in order to cope with added traffic pressures. This will include upgrades to the N1 highway.
