COMING up for auction this month are a split-level property in Blackheath industria, and the entire property portfolio of one seller who has properties in the mixed-use area of Ottery.
The Ottery properties are a good example of why auctions are becoming more popular, said Jonathan Smiedt, chief executive of ClareMart Auctioneers.
"As they are urgent sales, with offers processed immediately after the auctions, there is no lengthy waiting period."
Two of the Ottery properties - an office complex with a large warehouse and an industrial warehouse unit with a two-floor office block - have an income stream, with current tenants having about two years left on their leases and as such are good investment opportunities, Smiedt said. Reflecting the range of commercial properties is the other Ottery property, opposite the Hypermarket.
"It is a modern architect-designed office complex with a pool, entertainment facilities, Italian-tiled reception and plenty off-street parking. "Companies which are decentra-lising and looking for better value are realising they can find this in areas such as Ottery."
The Blackheath property functions as individual premises with a split-level office complex and has a large tarred, secure workyard and a factory floor. It was occupied by a construction company which is under liquidation. The property will be auctioned at the same time as the company's office furniture and equipment, and building material and equipment.
"There are not many properties available in Blackheath. This would be ideally suited for a small- to medium-sized company looking for an office/warehouse combination."
The Ottery properties will be auctioned on site on Tuesday April 15; the Blackheath auction will be on Wednesday April 23 at noon.
