The Beaumont is being promoted as being a revolutionary modern art deco styled complex, with a unique design of a type never yet seen in Claremont. It is one of the most conveniently sited residential complexes in the entire Cape Peninsula. Fronting onto both Brooke Road and Grove Avenue, it is only half a block away from Main Road and some 200 metres from the nearest University of Cape Town Jammie Shuttle bus stop, the Claremont train station and bus terminal. It is also only one block away from Cavendish Square, the Southern Peninsula's most successful retail mal says Paul Henry, Managing Director of Rawson Developers.
The complex will consist of two blocks, one five stories high and the other 12 stories high. The larger building will be in an 'H' shape, with southern facing access points from Brooke Street. Most of the apartments will have spread out views of Devil's Peak and the southern spine of Table Mountain and the units facing south will also look over the attractive, fully landscaped St Saviour's Church property – the ultimate in peaceful surroundings.
The standard units in "The Beaumont" will vary in size from 33 m2 to 110 m2 and will either be bachelor pads, one or two bedrooms apartments. They will sell in a price range of R684,000 to R2,6 million. On the top floor of the 12 storey block, there will be five penthouses with floor areas of 93 m2 to 238 m2. These will be sold in a price range of R2,5 million to R5,2 million and it is said that at least one has already been reserved for purchase by a senior Rawson director.
The Beaumont will have two levels of parking basements and every unit will be entitled to at least one parking bay.
Trevor Weston-Green, Rawson Developers' Property Development Analyst, has already gone on the record saying that the finishes and features in this development will be of a standard never seen in a Rawson Developers' complex before. Buyers will have the option of ceramic tiles, laminated wood floors or carpeting. Countertops will be in solid granite and in colours chosen by the client and the kitchen equipment will be from a supplier with a wide range of international connections and will have a distinctly avant-garde appearance. Similarly, the lighting will be of a quality and design not previously seen before.
From the very start of the planning process, the safety of residents has been treated with the utmost seriousness, said Weston-Green. Access will only be given by biometric fingerprint recognition and concierges/guards will be on duty in the foyer round-the-clock, seven days a week. The parking basement, in turn, will only be accessible to people with the correct remote controls.
Weston-Green said that he anticipates at least a 12% rise in the value of the units by the time transfer takes place in 2015.
"I think we can say with some confidence that although the South African economy is not at its best, by 2015 it will once again be on a more noticeable upward trend, making all residential units of this kind even more sought after."
