Tenants continue locating at Growthpoint Industrial Estate

Fast and Furious and Ricoh South Africa have both set up operations at brand new premises, located in Growthpoint Industrial Estate, Meadowdale, Germiston

Growthpoint Industrial EstateThis leading industrial estate is being developed by Growthpoint Properties Limited, the largest South African listed property company with assets totalling some R45 billion.

Conveniently located to OR Tambo International Airport as well as the major N12, R24 and R21 highways, Growthpoint Industrial Estate is one of a scarce number of large sites in established, zoned industrial areas in proximity to the airport.

For top logistics company Fast and Furious specialising in mass express distribution, the location is ideal. In addition to all the benefits of Growthpoint Industrial Estate, it also neighbours Justine/Avon in the estate, one of the logistics company’s major clients.

Fast and Furious’s facility has been custom designed to its requirements, including innovative loading capabilities. The facility allows for docking, on grade drive through and smaller vehicle loading. “Working together, Fast and Furious and Growthpoint took a year to finalise the transaction, ensuring that the new facility was just right in terms of design, specifications and pricing,” says Jason Reeves of Growthpoint Properties Industrial. “The result is an innovative building with rentals in line with the client’s requirements.”

The Fast and Furious building comprises some 5,200m² of warehousing and 1,000m² of offices tailor made to accommodate its operational needs. It complies with the latest health and safety standards of both Fast and Furious and Growthpoint. The design has also taken into account energy efficiency with low voltage lighting throughout, with fluorescent t-bay lighting in the warehouse and LED lighting in the office. In addition, the facility has back up power and a state of the art wash-bay facility.

We believe that it is the only way to ensure client satisfaction and a value enhancing relationship” enthuses Binedell.

Ricoh, an existing commercial tenant of Growthpoint Properties in Bedfordview, extended their relationship with Growthpoint Properties when seeking new premises for its distribution and technical operations. The company had outgrown its existing facility in Meadowdale and sought to relocate to larger premises nearby.

“Ricoh approached us with some five months remaining on its existing tenancy,” explains Reeves. Springing into action to facilitate the Gauteng operations of this leading multi-national brand, which operates in 180 countries, Growthpoint provided a solution utilising Growthpoint Industrial Estate’s existing structures. “Within the necessary timeframe, we were able to modify three existing midi-units to accommodate Ricoh in 6,000sqm of specially customised space.”

Adapted to fit Ricoh’s specific needs its new premises includes a training centre, paper storage warehouse, technical centre and distribution facility from which all this international company’s photocopiers and paper are transported locally.

Growthpoint undertook a number of physical changes to the building to achieve this. “To facilitate weatherproof loading, a canopy was constructed to specification along the building’s facade,” explains Reeves. “Ricoh practices responsible waste disposal which is integrated into its businesses and this has been facilitated at Growthpoint Industrial Estate as the result of its modified refuse area which can accommodate special waste compactors,” notes Reeves.

He explains that, as a leading international company of high repute, Ricoh’s expectations were for a world-class facility. “Growthpoint was unwavering in its commitment to deliver exactly this, despite the challenging deadline faced on this project,” says Reeves.

Growthpoint Industrial Estate is a conveniently located, secure, high-tech industrial estate with bulk for future development opportunities. Of its original capacity to supply some 125,000sqm of industrial space only 50,000sqm now remains. “This estate continues to attract leading international and national industrial users, the likes of Barloworld and Avon Justine which evolved into a prime location and leading business address,” says Binedell.
