Growthpoint Property Limited’s revamped 11 Adderley Street building in central Cape Town is attracting new business to the city

Situated in an area steeped in the city’s rich history, the building’s refurbishment has transformed the interior from a mothballed state to an A-grade business space, with its original architectural exterior design restored and preserved, resulting in a vibrant, contemporary Manhattan-style landmark.

The revamped 11 Adderley Street, which flanks the bustling Golden Acre node, provides 10,000sqm retail and 22,000sqm office space. With breathtaking views over the city and an excellent location served by public transport it has already become the hotspot for new businesses in town.

Teleperformance, the world’s leading provider of outsourced contact centres, customer relationship management (CRM) and back-office services, recently announced a major new investment into new contact centres in Cape Town. The investment will see the creation of 2,000 new jobs by 2012. 11 Adderley Street is the first of these top quality sites, developed to embody world class best practice in design for people and technology.

Teleperformance will grow into its new offices of some 4,000sqm to a potential of more than 1,000 seats, throughout 2010.

“We have chosen to further expand our facilities in South Africa as in our opinion it has the potential to become one of the fastest growing BPO destinations” says Jeff Smith, CEO and Chairman of Teleperformance UK.

11 Adderley Street’s space configuration options meet Teleperformance’s highly specific requirements and the building’s central location and nearby access to public transport also contributed to the company’s decision to relocate and expand its operations into 11 Adderley Street.

A new financial services company has also committed to space on the building’s eighth floor. This company views its location as a critical choice, and 11 Adderley Street’s proximity to transport services was a key influencer. It also wanted to give its workers the benefit of a pleasant environment where they can enjoy convenient access banking, food and shopping during their lunch breaks.

Furthermore, MIH Internet Africa, a division of Naspers have occupied 6,000sqm at 11 Adderley Street and Full Circle Contact Centre Services, which specialises in attracting international call centres to South Africa, have taken additional space in 11 Adderley Street.

“We are delighted that these companies have chosen to establish their operations at 11 Adderley Street. We have no doubt that the building will cater for their staff and customer needs and also provide a prestigious address that befits each,” comments Gregg Huntingford of Growthpoint Properties.

Huntingford elaborates that in the current market, prospective tenants are increasingly particular, seeking value and the best location they can afford. “11 Adderley represents excellent value and this is likely to appeal to larger tenants who require sizeable premises and a good location.”
