Such is the demand that industrial parks, offering modern warehouse and office space in secure gated areas such as Killarney Gardens and Milnerton in Cape Town, are sold off or fully let despite the economic climate.

“Most of these warehouses offer flexibility to buyers, as they are adjoined so that companies can leverage off smaller premises with an upside for growth,” says Alliance Group’s Ariella Kuper.

“Alternatively, with the upper-end developments in such places as Racing Park (Killarney Gardens), we are seeing master finishes including multiple roller-shutter doors for flow of access accommodating after- hour indoor loading.”

At the auction on November 25, Alliance Group will offer two opportunities in the fast-growing Racing Park, in Killarney Gardens-Milnerton.

The first two units, of 447m² each, to be sold separately or together, are direct from the developer who has already sold several such units in the park to international buyers and offers superior finishes. “This property is ideal for an owner-occupier and is strategically located right by the main entrance of the park, for maximum access and visibility”, Kuper says.

The second property in the park should appeal to the investor looking to add to his portfolio with three adjacent units (1 x 280m², 2 x 195m²).

“Racing Park is well positioned, just off Potsdam Rd, and the rentals being achieved are extremely attractive on a consistent basis”, says Alliance Group’s Andrew Cohen.

Closer to the sought-after Airport Industria node, Alliance offers a brand-new warehouse and office immediately. These properties rub shoulders with neighbours such as Group 5, Macsteel, DHL and Concrete Units. Immediately off the N2, the warehouse and office measure 1065m² each and will be sold separately or together.

“With strong security and excellent loading and yard space, this property offers master finishes,” says Greg Nafte of Alliance Group.
