SA property chief calls for Reits system

South African-listed property loan stock companies should consider converting to the international real estate investment trust system, which originated in the US.

And now for the bad news ...

Hot listed property market has run ahead of itself, while speculators in residential real estate should cash in.

The time may be ripe for further consolidation in the listed property sector, commentators say.

Increasing demand for prime property is pushing South African property capitalization rates close to 8.25% thereby mimicking the long-bond rates, but as long as there is potential for real earnings in the sector, explains JHI Real Estate chairman Les Weil, this should not cause concern.

The low interest rate environment, a proactive letting approach and the containment of costs led to Octodec Investments, the listed property loan stock company, reporting sustained growth in the year to August.

The South African listed property sector is lagging far behind when it comes to transformation, according to an MBA thesis written by a property player.

Experts say move frees cash for core business.
