Bonds and listed property not in same basket

Close relationship between the yields of nominal bonds and listed property is not entirely warranted given the equity attributes of listed property, some analysts say.

Growthpoint Properties Limited today reported distribution growth of 7.2% to investors for the year ended 30 June 2013, outperforming its original forecast and delivering on higher performance prospects announced at its half year.

Other listed property companies are expected to follow sector heavyweight Growthpoint Properties’ lead in converting its historically complicated capital structure to one of ordinary shares.

Growthpoint Properties has become the first SA REIT to introduce a new capital structure, converting from complex linked units to the straightforward ordinary share structure.

The new SA REIT Association, constituted in Sandton today, is tasked with representing the listed property REIT sector, one of South Africa’s most active and innovative sectors on the JSE.

Growthpoint Properties Limited this morning announced that it successfully closed its sizeable R2,5 billion equity raise, which opened yesterday afternoon.

Growthpoint Properties Limited has been awarded two SAPOA Innovative Excellence Awards for Green Development and Industrial Property Development.

The battle between listed property heavyweights Growthpoint Properties and Redefine Properties for a R10bn blue-chip retail portfolio flared up anew on Wednesday, with Growthpoint digging in its heels and indicating that it has no intention of giving up on its bid.

THE South African listed property sector has seen a number of new listings over the past 18 months with historically low interest rates creating a conducive environment for new property vehicles.
