Amdec Property Development, the leading property development, investment and project management specialist which currently manages property developments with a market value in excess of R4 billion, is actively expanding its Gauteng business.

An established Western Cape company, founded in 1989 by father and son team of civil engineer John Wilson and chartered accountant James Wilson, Amdec made its first momentous venture into Gauteng in 2005 as a 50% partner in Melrose Arch Development Company. “Gauteng currently represents an abundance of opportunities for established property developers and investors with the ability to deliver a quality product,” says Amdec Gauteng Director Nicholas Stopforth.

Amdec is active in all sectors of property development with landmark Cape developments including the mixed-use Tyger Lake in Tyger Valley, and commercial developments The Quadrant in Century City as well as The Terraces and Amdec House in Steenberg Office Park.  The company is also behind the magnificent retail lifestyle development of Westlake Lifestyle Centre as well as chic residential developments The Paddocks, Strawberry Lane in Constantia, Normandy Village in Plumstead, Fisherman’s Village in Muizenberg, Kei Apple Lane in Constantia and The Summit in Higgovale.

Responsible for the development roll-out strategy of Melrose Arch, which was announced 18 months ago, the value of property development in the precinct to date already exceeds R2 billion. This includes the recently launched spectacular Melrose Arch Shopping and Offices on the Piazza.

The seven distinct projects progressing at Melrose Arch represent over 100,000m2 of prime retail, commercial and residential property development and will boost the number of people living and working in Melrose Arch from some 4,000 currently to an estimated 22,000 by 2010, when all phases of this vibrant precinct are scheduled for completion.

In addition to this, Amdec has now undertaken several commercial and residential developments, redevelopments and refurbishment projects in Gauteng. “There is a robust demand for property in the current market and the positive property fundamentals have fuelled a fervent appetite for retail, business and residential space,” explains Stopforth.

120 End Street in Doornfontein, Central Johannesburg, is one of the properties being redeveloped by Amdec. The company will be converting the existing 47,000m2 building into some 650 affordable residential rental units.

The building comprises a low-rise podium and tower and in addition to the upgraded units Amdec is also seeking to include a crèche facility as well as select retail to service the daily convenience needs of those who will live in the building. The redevelopment work will begin early next year.

“120 End Street is ideally located within the Doornfontein/Ellis Park precinct, which has been earmarked for the Gauteng Provincial Government inner city upgrade. Thus the redevelopment of the building will be maximised by the inner city rejuvenation of the immediate area,” explains Stopforth.

Stopforth elaborates that Amdec will not be confining its activity to Johannesburg, but also has projects in the pipeline for Pretoria and other areas in the province.

Gauteng projects currently in the pipeline for Amdec includes enhancing the recently acquired Zambezi Motor City, investment in a portfolio of JCI buildings including 28 Harrison Street, Consolidated Building, and 88 Fox Street, as well as the residential apartment development Beaconsfield in Victory Park.

Amdec draws on the wealth of knowledge encompassed in its dynamic team, the majority of whom are professionally qualified, including quantity surveyors, engineers, building surveyor and chartered accountants. Its Gauteng offices are based at Melrose Arch.

Amdec has a strong history of working extremely successfully in joint ventures and partnerships, as it has demonstrated at Melrose Arch. With the rapid growth of Amdec Gauteng, this is a strategy that it will continue to pursue.  Investors or businesses interested in a joint venture partnership in property development should contact Nicholas Stopforth on 011 684 1655, or visit the Amdec website at www.amdec.co.za.
