The first phase of the massive Tijger Vallei property development to the east of Pretoria is about to get under way,

THIS mixed development, consisting of a residential estate and a commercial node, will be situated on Lynnwood Road in the east of Pretoria. The residential estate, named Leeuwenhof, will comprise 62 single residential stands ranging in size from 500m² to 700m², as well as two larger stands zoned for cluster homes and four zoned for sectional title development.
Housing demand is such on the eastern side of Pretoria that eager investors have already bought one of the cluster sites and two of the sectional title sites from developer Sable Homes, with the intention of starting home construction as early as February next year.
Buyers are, however, also clamouring for the single residential stands at Leeuwenhof. Priced from a competitive R270000, these stands will afford owners the opportunity to build homes of their own design within the fully-secured estate.
Meanwhile, Abland is going ahead with the commercial component of Tijger Vallei Ext 1.
This, it says, will include an office park, shopping centre, other retail outlets, a possible motor retail component and possibly a gym.
The office park will also be developed as a secure area serviced by a controlled entrance. Construction will start early next year after the installation of infrastructure and proclamation of the land.
Abland is selling the individual office sites to owner developers and offering turnkey packages to develop buildings for buyers if required.
Sites in the first phase of the range in size from 2100m² to 4300m² and prices start at R840000 excluding transfer duty and costs.
The office park will contribute to the success of the proposed convenience retail centre and the entire area. The luxury of having offices close to home is already proving to be a strong attraction for buyers.
The overall Tijger Vallei development, announced by Sable Homes at the start of the year, encompasses about 900ha of land to the south and east of the Silver Lakes golf estate.
It will ultimately result in the creation of a whole new suburb on the eastern boundary of Pretoria. It is expected to take around 15 years to complete.
Tijger Vallei Ext 1, containing the Leeuwenhof residential estate and the first commercial node, will occupy only 26ha and will cost about R27m to develop.
