Footcount and turnover increases for Alex centre

Just shy of its 18-month anniversary, the centre recently released impressive trading figures, showing not only a steady increase in footfall but also a 30 percent rise in turnover at the centre over just 10 months.

Pan Africa Shopping Centre opened for trade in May 2009, with 16,000sqm of formal retail space integrated with a 50,000sqm taxi facility. Located on the corner of 3rd Avenue and Watt Street, the centre is one of Alexandra’s busiest hubs, with 10,000 people and 1,500 taxis using the area daily.

“It’s the only centre of its kind in South Africa,” says centre manager Nkosinathi Mayisela. “It combines a taxi rank, taxi holding facility and structured informal trading with public parking and a formal shopping centre.”

A key marketing strategy employed by Mayisela and his team has been targeted promotions held monthly. It’s paid off with noticeably boosted foot counts at the centre.

A Valentines Day promotion in February, explains Mayisela, generated a 38% month-on-month increase in foot traffic. Another example was the centre’s first birthday celebrations in May, which increased foot traffic by 25% over the April numbers.

Mayisela reports that higher footfalls are reflected in significant increases in centre turnover in recent months.

“Between September 2009 and June 2010, we achieved a 28% rise in turnover,” he reports.

Better yet, he adds, turnover has continued to rise steadily, month-on-month, since March of this year.

“We’ve managed to ensure that a renewal project has grown into an economically viable and increasingly successful retail investment,” he points out.

Today, the centre is tenanted by 60 retailers, of which about a third are national brands like Jet, McDonalds, MTN, Markhams and TotalSports. The anchor tenant is a 2,800sqm Pick n Pay – the first Pick n Pay store in the area.
